Hyderabad Real Estate Market – October 2026: What Buyers Should Know

Hyderabad's real estate market continues to attract attention from homebuyers and investors. However, the latest figures suggest that the market is not moving uniformly across every price segment and location.

For anyone planning to buy an apartment, villa or residential plot, understanding the difference between market activity and individual property value is important.

What Do the Latest Numbers Say?

According to Knight Frank India data reported in October 2026, Hyderabad recorded approximately 55,715 residential property registrations between January and September 2026. The total registered transaction value reached approximately ₹39,910 crore, an increase of 4% compared with the corresponding period last year.

September presented a different picture. Approximately 5,620 residential properties were registered during the month, representing a 15% year-on-year decline. The registered transaction value stood at approximately ₹4,487 crore.

These figures indicate uneven monthly activity rather than a simple, citywide increase or decrease in property demand.

What About Premium Properties?

Homes priced above ₹1 crore accounted for approximately 56% of September's registered transaction value.

This suggests that higher-value properties continue to represent a substantial share of the market's transaction value. However, a larger value share does not necessarily mean that premium property registrations are increasing every month.

Buyers should avoid treating citywide statistics as proof that a particular project or locality will appreciate.

What Does This Mean for Homebuyers?

A slower month of registrations does not automatically mean that every property is available at a discount. Similarly, a rise in overall transaction value does not mean every neighbourhood has become more expensive.

Buyers should evaluate properties individually based on:

Location and practical daily connectivity

Project approvals and legal documentation

Total acquisition cost, including applicable additional charges

Construction progress and possession commitments

Unit configuration, usable space and amenities

Comparable properties in the immediate neighbourhood

Should You Buy Now or Wait?

The right decision depends more on your financial readiness and the suitability of the property than on a single month's market report.

For end users, affordability, commute, family requirements and legal clarity should come first.

For investors, the focus should be on realistic demand, holding costs, resale liquidity and verifiable development in the surrounding area.
