Hyderabad's residential property market is changing. While the number of homes sold has moderated, the overall value of housing transactions remains significant.
A major factor behind this trend is the growing contribution of higher-value homes.
Hyderabad Housing Sales in the First Half of 2026
According to the CRE Matrix and CREDAI Hyderabad Housing Report for H1 2026:
Approximately 26,068 homes were sold.
Sales volume declined 13% year-on-year.
Total residential sales value reached approximately ₹52,913 crore.
Average ticket size increased 10% to approximately ₹2.03 crore.
New residential launches reached approximately 49,656 units.
These figures show that the number of transactions and their total value can move in different directions.
Why Is the Average Ticket Size Increasing?
An increase in average ticket size can result from several factors, including a larger share of premium transactions, bigger unit sizes and differences in the mix of properties sold.
It should not be confused with a 10% increase in the price of every apartment in Hyderabad.
The same report indicates that approximately 60 million square feet of residential super built-up area was sold during H1 2026, with an average sold unit size of around 2,300 square feet.
This highlights the importance of larger homes in the reported sales mix.
Does This Mean Smaller Homes Are Losing Relevance?
Not necessarily.
A compact two-bedroom apartment may still be a better purchase for a family with a defined budget, shorter commute requirements or lower maintenance preferences.
Larger homes offer additional space but can also involve higher purchase costs, maintenance expenses and financial commitments.
The right configuration depends on how the buyer intends to use the property.
What Should Buyers Compare?
When comparing apartments, don't look only at the headline price.
Check the carpet area, built-up area, super built-up area, parking allocation, maintenance charges and actual floor plan.
Two apartments with similar advertised areas may provide very different usable living spaces.
A More Practical Approach to Property Selection
Before shortlisting a property, identify your budget, preferred locations, required bedroom count and expected possession timeline.
Then compare projects based on verified information rather than promotional claims.

Market averages describe reported transactions and should not be used as a valuation of an individual property.
